All our agents are Accredited Buyer's Representative (ABR's) - Meaning we are YOUR advocate - NOT THE SELLER'S - in the transaction. We owe our clients Full Representation, loyalty and confidentiality as we keep your best interests in mind.
Here are some common questions we have answered about Buyer Agency:
*How is the Buyer's Agent paid?
In brief, from the transaction. The seller's agent discloses the commission on MLS. If the fee is lower than buyer's contract, we include it in the offer. It is part of the written offer on the property (we will not give or receive verbal offers). Also we do not require a retainer's fee.
*Why should I sign a Buyer's Agent contract?
You want FULL protection and Representation!
A Buyer's contract is the difference between being a Client or a Customer.
| Undivided loyalty | Honesty |
| Obedience | Agency & material fact disclosures |
| Reasonable care and diligence | Reasonable skill and care |
| Confidentiality | |
| Full Disclosure | |
| Accounting | Accounting |
The sellers are in a client relationship because of their listing contract...
Shouldn't you be protected and represented?
*Do you carry Errors and Ommissions insurance?
Yes, for both our sellers and buyers.
